Sarjapur is the fastest growing real estate area in South-Eastern Bengaluru as it is located within the Information Technology (IT) belt stretching from Hebbal in the North, to Whitefield-Marathalli in the East, Sarjapur is in the South-East and Electronic City further South. The residential property market in Sarjapur comprises apartments, independent houses and residential plots; apartments dominate the scene, though. The average floor rate of apartments in Sarjapur is over Rs 3,500 per sq. ft., and the average rate of houses is Rs 4,000 per sq. ft. Residential plots are relatively inexpensive with the average rate being a little above Rs 1,100 per sq. ft.
The commercial market in Sarjapur is on par with its residential market. Office rentals are above Rs 5,000 per sq. ft, while the average rate of commercial plots is Rs 1,500 per sq. ft. Offices are available in the range of Rs two to four crore, and the price range of commercial plots lie between Rs five to twenty-five crore. The average rent for offices here is over Rs 50 per sq. ft., roughly between Rs four lakh and Rs 11 lakh per month.
The development of several residential projects such as Nishant Prive, Sai Vandana Brundavan, Mantri Premero, Uber Verdant and Geown Oasis has caused a further rise in the property prices of the area. The coming years will also see a strong demand for office spaces, which would result in higher rentals in this locality.
